
Project Overview
Maravilla Los Cabos is a luxury private residential community and resort located on the Sea of Cortez in southern Baja. With a focus on sustainable design and landscape integration, the resort includes 122 guestrooms and 52 whole-ownership residences. Following construction, persistent moisture infiltration led the development team to reassess their waterproofing systems.





The Challenge
Post-construction, multiple rooftop terraces and planter areas began showing signs of leakage. The original waterproofing failed due to material rigidity, poor drainage design and inadequate detailing. With many surfaces near submerged pools and spas, demolition wasn’t an option — so a durable, submersible, seamless waterproofing system was required.

Our Solution
Polycoat Products collaborated with AAI and project stakeholders to specify a fully reinforced system using PC IM-129 at 120 dry mils, paired with PC-FMB vapor barrier and PC-Drain HD drainage mat. In complex planter zones, slab elevation and drainage redesign ensured a continuous membrane installation for long-term performance.

Results
Polycoat’s local support team trained Baja-based contractors Imper Baja Sur and Keffer, who continue to apply the system across the site. With over 200,000 square feet to protect, the multi-year waterproofing installation is already solving infiltration issues while supporting local labor and upholding project quality.
