Madison Ellis Preserve is a multifamily residential community with amenities geared toward empty-nesters and young professionals. Located in Newtown Square, Pa., the community features three four-story buildings totaling 339,000 square feet, a clubhouse facility, and an extensive courtyard.
Martin Architects and High Construction needed to maintain a tight schedule, so they needed to waterproof the plaza deck and below-grade areas without interrupting the construction schedule. Martin selected POLYCOAT DECK Pro spray-applied fast-cure waterproofing systems to improve the build schedule.

To stay on schedule, the construction team needed waterproofing systems that could be installed without delaying ongoing work on the plaza decks and below-grade areas. Traditional systems required protection or downtime — neither of which was an option for this fast-paced, multi-building residential development.

Our Solution
Polycoat’s spray-applied waterproofing systems — WM60 SM, WM85 SM and WM30 SM — were used across different deck types. These fast-cure solutions allowed for uninterrupted construction, even under heavy traffic, and enabled early interior build-out thanks to quick application and cure times.
